Post-construction cleaning in San Antonio

Clean at every stage, ready for the walkthrough.

Mesquite is a crew of about 30 that cleans new homes for general contractors and homebuilders: a rough clean before paint, a final clean before the buyer, a touch-up after the punch list. Send an address and a date, and we send back a written number.

  • Rough, final and touch-up
  • A written number before work starts

How each stage is priced

Three cleans, each priced per square foot.

Each stage is priced per square foot of finished floor, and the rate per foot drops as the house grows. Your written number lists your own lot.

  • Rough clean

After drywall and trim, before paint and flooring. Debris out, floors vacuumed, dust off every ledge.

    • Debris bagged and staged at your dumpster or curb
    • Floors swept and vacuumed
    • Sills, ledges, shelves and cabinet boxes wiped
    • One visit
  • Final clean

After the trades finish, before the walkthrough. Every room, top to bottom, glass to floor.

    • Interior glass, tracks and screens
    • Floors vacuumed and mopped
    • Garage swept
    • Fresh paint splatter wiped off
  • Touch-up clean

After the punch list closes, before the keys. Last dust, prints and floor marks.

    • Dust, prints and floors in rooms we already cleaned
    • Rooms a trade just redid, wiped down
    • Interior glass wiped again
    • Usually half a day

Not included: dumpster and haul-off, pressure washing, removing dried paint or adhesive, and anything hazardous. Each stage has a minimum visit charge, shown on your quote. Heavy dust in a closed house, tall stairwells and a muddy site change the number.

What the crew does at each stage

  • A small pile of construction dust and grit beside an orange microfiber cloth on a white surface

    Rough clean

After drywall finishing and trim, before paint and flooring. The house stops being a dust box.

    • Scrap, tape and packaging bagged and staged for your dumpster

    • Floors swept and vacuumed, subfloor to stair

    • Sills, ledges, closets and cabinet boxes wiped

    Rough clean details
  • A new tiled walk-in shower with clear sliding glass doors, ready for the walkthrough

    Final clean

After the trades are done, before the buyer or the inspector. Room by room, top to bottom.

    • Interior glass and tracks, stickers and film off

    • Cabinets, counters and appliances, inside and out

    • Tubs, showers, toilets and fixtures scrubbed and polished

    Final clean details
  • A new white kitchen with a dining area and an open living room beyond

    Touch-up clean

After the punch list is closed. The last painter and installer always leave something.

    • Dust and fingerprints from the last trades

    • Glass, mirrors and stainless wiped again

    • Floors vacuumed and mopped again

From text message to walkthrough

  1. 01

Step 1: You send an address

By text or the form: the address, the stage, the size and the date you need. Photos help. You don't need to send plans.

  2. 02

Step 2: We send a written number

It lists the stage, the square feet and what isn't in it. Gonzalo may walk the lot first if it's large.

  3. 03

Step 3: A lead arrives with a name

You get the lead's first name, and a text when we arrive and when we leave. The lead checks power, water and access first.

  4. 04

Step 4: You walk it, we fix our part

Items on the walkthrough list that are ours, we come back for. The terms are on the site policies page.

One invoice per lot, so your bookkeeper stops asking which house.

Builders pay by lot, by draw and by purchase order. We invoice the same way.

  • The lot address and your PO number on every invoice

  • A certificate of insurance made out to your company, sent to your office

  • A W-9 and a lien waiver with each invoice, on your form or ours

  • The final clean's photo list, so the walkthrough starts from one page

From builders

What a builder's text looks like after a clean

“Anayeli's crew came the morning after drywall sanding, and the house was ready for paint by lunch. The final clean left a short list, and both things on it were ours to fix.”

Morris H.Superintendent, custom homebuilder

“I send one text with the lot numbers and a date. The invoices come back one per lot, so my accountant stopped asking me which house was which.”

Antonia G.Production manager, townhome builder

“The written number matched the invoice. When the owner's walkthrough found prints on an oven door, the lead was back within two days to wipe them.”

Yifan K.Project manager, general contractor

Before you send the address

Which stage do I need?

Most new homes get all three. Tell us what has been installed, and we say which stages the house needs and which it can skip, on the quote.

How is the price decided?

By stage and by finished square foot, then adjusted for condition, stories and access. The three cleans above show what each stage covers; your quote lists your lot.

Who holds the key?

A lockbox or your superintendent. We ask for the code by text once the date is set, never in a form.

What if the walkthrough finds something?

Send us the list within five business days. Items that are ours, we fix at no charge on a visit within two business days of getting it. The full terms are on the site policies page.

Do you speak Spanish?

Gonzalo, Anayeli and Katia do, and every Spanish page here has an English twin. The rest of the office speaks English.
