How each stage is priced

How each stage is priced, and how the number is made

Each stage is priced per square foot of finished floor, and the rate per foot drops as the house grows. Your written number lists your own lot.

  • Rough clean

After drywall and trim, before paint and flooring. Debris out, floors vacuumed, dust off every ledge.

    • Debris bagged and staged at your dumpster or curb
    • Floors swept and vacuumed
    • Sills, ledges, shelves and cabinet boxes wiped
    • One visit
  • Final clean

After the trades finish, before the walkthrough. Every room, top to bottom, glass to floor.

    • Interior glass, tracks and screens
    • Floors vacuumed and mopped
    • Garage swept
    • Fresh paint splatter wiped off
  • Touch-up clean

After the punch list closes, before the keys. Last dust, prints and floor marks.

    • Dust, prints and floors in rooms we already cleaned
    • Rooms a trade just redid, wiped down
    • Interior glass wiped again
    • Usually half a day

Not included: dumpster and haul-off, pressure washing, removing dried paint or adhesive, and anything hazardous. Each stage has a minimum visit charge, shown on your quote. Heavy dust in a closed house, tall stairwells and a muddy site change the number.

How the price is worked out

  • What moves the number

Finished square feet, the stage, the number of stories, how much dust the trades left and how far the crew parks from the door.

  • What the quote includes

The crew, the products and the equipment, the checklist for each room and the photo list. It names the lead who will be on your lot.

  • What it leaves out

Dumpster and haul-off, pressure washing, dried paint or adhesive, exterior glass and anything hazardous. Each is a separate line if you want it.

  • The walk-through

For a large or custom home, Gonzalo walks the lot before the number is final. For a small one, photos and a call are enough.

  • When you get the number

In writing, and before any work starts. The invoice matches the quote unless the house differs from what you told us.

  • If the plan changes

Trades that return after we clean mean a second visit, priced as a touch-up. A date moved after 4 p.m. the business day before has a call-out charge, stated on the quote.

Why the number lands where it does

Why is a small house more per square foot?

The setup, the glass and the bathrooms take about the same crew time in a small house as in a larger one. The rate per foot drops as the house grows.

Do you give a price for a whole subdivision?

We quote lot by lot and add them up on one page. If you book several lots at once, tell us, and the quote says what changes.

Is there a minimum?

Each stage has a minimum visit charge, shown on the quote, so a very small job isn't priced below the cost of sending a crew.
