Touch-up clean: the last painter always leaves something

A short return visit after the punch list is closed, so the keys, the buyer or the inspector arrive to a house that is clean again.

What's in it

  • Dust and fingerprints from the last trades wiped from sills, switches and doors

  • Glass, mirrors and stainless steel wiped again

  • Floors vacuumed and mopped again, foot-traffic marks gone

  • Kitchen and bathrooms checked against the final clean's photo list

  • Trash out

An empty entry and living room with dark hardwood floors, wainscoting and a coffered ceiling

How a touch-up is priced by size

The rate per square foot drops as the house grows. Your written number lists your own lot.

  • Under 1,800 sq ft

Townhomes, duplex units and small homes. A short visit, with a minimum charge on the quote.

  • 1,800–3,500 sq ft

Most production homes. Usually half a day.

  • Over 3,500 sq ft

Custom homes. More rooms to recheck, a lower rate per foot.

How a touch-up goes

  1. 01

Step 1: You tell us the list is closed

A text is enough. We book the touch-up for the day before the keys, the buyer or the inspector.

  2. 02

Step 2: The lead rechecks every room

The lead compares each room with the photos from the final clean and marks what has changed.

  3. 03

Step 3: Dust, prints, then floors

Surfaces first, then glass, then floors last, so the crew leaves no new footprints.

  4. 04

Step 4: A text and photos

You get photos of the kitchen and bathrooms and a short note on anything that isn't ours to fix.

What we need first, and what we leave to the trades

  • Before we arrive

    • The punch list closed and the trades gone

    • Power, water and the AC on

    • A lockbox or your super on site; the code by text

  • What we don't do

    • Fix punch-list items (those belong to a trade)

    • Clean rooms where trades are still working

    • Move or stage furniture

Questions about this stage

When is the best day to book a touch-up?

The day before the keys, the buyer or the inspector arrive, once no trade has anything left to do.

Can you do a touch-up without a final clean from you?

Yes, but a house nobody cleaned is priced as a final clean. The quote says so before we book.

What if a trade comes back after the touch-up?

We come back for a second visit, priced as a touch-up with a minimum charge.
